Our role is limited to introducing opportunities; we do not act as managing agents, brokers, or offer financial advice. All transactions are conducted through the provider (or in the case of Assisted Living Units by panel solicitors), and we do not facilitate direct purchase or conveyancing. 3. Client Due Diligence We conduct preliminary due diligence to ensure the opportunities we introduce are legitimate and compliant with applicable regulations. Clients are responsible for conducting their own due diligence, including legal, financial, and tax advice, prior to proceeding with any investment. We do not accept liability for the outcome of any investment decision made by clients based on the information provided. 4. Investment Process Interested clients will be provided with detailed information and due diligence documentation regarding the opportunity. All property acquisitions or investments are executed through the provider (or in the case of Assisted Living Units through designated panel solicitors) to ensure transparency and legal compliance. 5. Fees and Charges We do not charge fees for the introduction of opportunities or handle client funds. Our services are provided on a referral or enquiry basis. Any fees payable in connection with the purchase (e.g., legal fees, stamp duty, etc.) are payable directly to the relevant professionals and not to Thomas Kelly Holdings Ltd. 6. Confidentiality We treat all client information with strict confidentiality and will not disclose details to third parties without prior consent, unless required by law. 7. Limitation of Liability We do not accept liability for any loss or damage arising from the use of or reliance on information provided or from the investment itself. Clients are advised to seek independent professional advice prior to making any investment. 8.
